Terms of Service

These Terms of Service ("Terms") govern your use of the Metro Rental LLC ("Metro Rental") website and services. By making a reservation or using our services, you agree to these Terms.

1. Reservations and Booking

All reservations are subject to availability. A booking is confirmed only after you receive a written confirmation from Metro Rental. We reserve the right to decline any reservation at our discretion. Rates shown on our website are subject to change and do not constitute a binding offer until confirmed.

2. Payment Terms

Full payment for the first month (or the entire stay if less than 30 days) is due at the time of booking. For stays exceeding 30 days, subsequent payments are due on the first of each month. Accepted payment methods include credit cards, debit cards, and ACH bank transfers. All prices are in US dollars and exclusive of applicable taxes unless otherwise stated.

3. Cancellation Policy

• More than 14 days before check-in: Full refund minus a $50 processing fee.
• 7–14 days before check-in: 50% refund of the first month's rent.
• Less than 7 days before check-in: No refund.
• Early departure: If you leave before your confirmed check-out date, remaining nights are non-refundable unless otherwise agreed in writing.

4. Check-In and Check-Out

Standard check-in time is 3:00 PM and check-out is 11:00 AM local time. Early check-in or late check-out may be available upon request and is not guaranteed. You will receive access instructions (digital lock codes or key pickup details) via email prior to your arrival.

5. House Rules

Guests agree to the following during their stay:

• No smoking inside the apartment or on balconies
• No parties, events, or gatherings exceeding the stated guest capacity
• Quiet hours between 10:00 PM and 8:00 AM
• No pets unless explicitly approved in writing prior to booking
• Treat the apartment, furnishings, and common areas with reasonable care
• Report any maintenance issues or damages promptly
• Do not duplicate keys or share access codes with unauthorized persons

6. Damage and Liability

Guests are responsible for any damage to the apartment, furnishings, or equipment beyond normal wear and tear. A security deposit or damage waiver may be required at the time of booking. If damages exceed the deposit amount, the guest's payment method on file will be charged for the difference. Metro Rental will provide itemized documentation of any damage charges.

7. Limitation of Liability

Metro Rental is not liable for any indirect, incidental, or consequential damages arising from your use of our services. Our total liability shall not exceed the amount paid for your reservation. We are not responsible for loss or theft of personal belongings left in the apartment.

8. Modifications

Metro Rental reserves the right to modify these Terms at any time. Continued use of our services after changes constitutes acceptance of the revised Terms. Material changes will be communicated via email to active guests.

9. Governing Law

These Terms are governed by the laws of the State of Delaware. Any disputes shall be resolved in the courts of Delaware.
